Our Story

How Berlian Came to Be

Berlian was founded in 2014 by a small group of people who had each spent years navigating the rental markets of Kuala Lumpur's eastern districts — first as tenants themselves, then as trusted intermediaries for friends and colleagues arriving from abroad. What struck them consistently was the absence of a service that simply did the legwork properly: visiting buildings before recommending them, reviewing leases carefully, and staying present through the settling-in period rather than disappearing at the point of signing.

The name Berlian — the Malay word for diamond — was chosen for its suggestion of considered quality over volume. From the outset, the intention was to work with a small number of clients at any given time and to deliver something genuinely attentive rather than efficiently processed.

That founding intention remains intact. We operate within a specific geography — Cheras, Taman Connaught, and the established residential pockets of east Kuala Lumpur — and we build our shortlists from first-hand knowledge rather than listing aggregators.

A small, settled group with complementary backgrounds — all of whom have lived or worked in the eastern Kuala Lumpur districts they advise on.

Siti Rahimah

Founder & Lead Coordinator

Spent eight years in property management across Cheras and Ampang before founding Berlian. Personally oversees the Signature programme and all Family Relocation coordination.

Ahmad Zulkifli

Residence Research Lead

Responsible for the pre-visit assessment programme. Has personally visited over three hundred residences across the Taman Connaught and Jalan Cheras corridors over the past seven years.

Nadia Lim

Client Relations & Tenancy

Handles lease review, owner communication, and the move-in coordination process. Fluent in English, Mandarin, and Bahasa Malaysia — a practical asset for the district's diverse client base.

Every Property Pre-Visited

No residence appears in a client shortlist without a member of our team having walked through it first. We record observations about building management, common areas, lift condition, and neighbourhood character.

Owner Verification Protocol

All property owners are verified before any lease discussion begins. We cross-reference title documentation and ownership records — a step that prevents the category of problems many rental clients encounter when working without representation.

Tenancy Agreement Review

We review every tenancy agreement before our client signs. We flag clauses that are unusual or potentially disadvantageous and negotiate on the client's behalf where appropriate.

Client Privacy & Discretion

Client information is never shared with property owners or third parties without consent. We understand that many clients — particularly those relocating internationally — value discretion as part of the service itself.

Single Point of Contact

Each client works with one named coordinator throughout their entire engagement — from the opening conversation to the move-in walkthrough. No handoffs mid-process, no gaps in continuity.

Malaysian Institute of Estate Agents

Berlian operates in accordance with the guidelines of the Malaysian Institute of Estate Agents (MIEA) and maintains full professional registration with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP).

Berlian operates within a considered framework: work within a geography we genuinely understand, keep client numbers manageable, and never allow process to crowd out personal attention. These are not aspirations — they are the conditions under which we agreed to open and continue to work.

Eastern Kuala Lumpur has characteristics that are not well understood from a distance. The residential market along Jalan Cheras and within Taman Connaught offers a range that spans modest-but-well-maintained family apartments to full-floor residences with building management of a notably higher order. Knowing which buildings in this range represent genuine long-term value for a client — and which present problems that are not visible from a listing photograph — is knowledge that accumulates through repeated, direct engagement with the buildings themselves.

We have spent eleven years building that knowledge. It informs every shortlist we prepare and every assessment we share. It is also the reason we choose to stay within this district rather than broadening our scope: depth of knowledge in a defined area is worth more to a client than general familiarity with a city-wide market.
